Multiple Listing Service (MLS):
All vital information relating to your property shall be entered into the Houston Association of Realtors Multiple Listing Services data system and will provide all co-operating brokerage firms a descriptive word picture of your property. This will enable them to schedule and show your property to qualified purchasers who would have an interest in your property.

Signage:
An attractive, easily readable FOR SALE sign shall be palced on the property. A sign represents one of the most effective means of advertising your property.

Brochure:
An attractive brochure will be placed in the property for the use of prospective purchasers and co-operating brokers. The brochure will include detailed information about your property, its special features, and information about the general area.

Just Listed Cards:
JUST LISTED cards will be sent to area residents informing them of the availability of your property. This is an important step in the marketing process because an area resident may be personally interested in your property or they may have friends or relatives who may be interested in your property due to the neighborhood in which it is located. The card will alert them to your property's availability and hence may possibly provide us with a purchase.

Broker Open Houses:
An open house will be held for area brokers enabling them to preview your property for any potential purchasers they might have. Broker open houses are held during the week.

Public Open Houses:
Open houses for the general public will be held on Sunday afternoons, generally between the hours of 12:00 - 6:00 PM. The open houses will usually last 2-3 hours.

Market Updates:
In order for you to be able to make educated business decisions regarding the residential real estate market and the list price of your property, it will be necessary for you to be current on local real estate activity. I will keep you updated on new comparable properties as they come on the market, new comparable sale pendings as they occur, and and sold comparables as they occur. In addition, I shall keep you informed as regards current mortgage market conditions and real estate market trend changes as they occur. I feel strongly that purchasers, not Realtors or sellers, determine market value. For this reason, it is imperative that you be thoroughly knowledgeable regarding current area real estate activity.

Communication:
One of the most important aspects of the marketing process is proper and timely communication between the seller and the realtor. I will be in contact with you, by telephone, e-mail, or in person, weekly in order to keep you informed as to current market activity.

Internet Exposure:
Your property will be advertised locally, nationally, and internationally on the Internet for as long as it takes to sell. Some of the top real estate web sites that you home will be listed on are Zillow.com, Realtor.com, HAR.com, Chron.com, Google, Homes.com, cyberhomes, trulia, and John Byerly Properties.
